The proposed regeneration of the derelict O’Devaney Gardens flat complex in Dublin has been approved by Án Bord Pleánala.
In early August this year, the project was approved with conditions as a strategic infrastructure development application.
The project calls for the demolition of 276 local authority flats and the construction of 829 new residential units. The development will comprise 281 social units, 299 private homes and 250 affordable homes.
The plan also proposes the construction of a community centre containing a créche, a pre-school facility, an education childcare centre, a football pitch on the roof of the centre and local shopping facilities.
Fallen developer, Bernard McNamara had previously signed an agreement with Dublin City Council to develop the site, however following the collapse of the developers’ building company; plans for the sites’ development were put on hold.
It is now expected that construction work on the first of three proposed phases will commence in Q1 2012. Phase 1 consists of 130 units and it is expected phase 1 will be complete by 2014. The overall scheme is expected to take in the region of 10 years to complete.
Tenders are expected to be sought from contractors as plans advance.
A full design team has been engaged, alongside the architects’ department of Dublin City Council.
Further applications are expected to be lodged with Án Bord Pleánala for the next two phases, over the coming years.
